Can I get a free quotation?

Will I require planning permission?

The majority of loft conversions do not require planning permission and can be completed under Permitted Development. If extensions stay within your local authorities rules they can also be completed under Permitted Development. The architect will determine whether you will require planning or not but generally if you live in a listed building, live in a conservation area or have already completed extension work on your house planning permission will be required. We organise all necessary permissions on your behalf ensuring your work meets current building regulations and has all required certification.

How long will a loft conversion take?

Once the structural work on your loft conversion has been started, a loft conversion including a dormer will take around 8 weeks.

Do you offer a part build scheme?

We can provide a part build or structural only build for you that will include, full architectural plans, approvals, scaffold and waste removal, structural work, installation of windows and staircase installation. We will leave you with a water tight shell and all work complete on the outside, ready for first fix for all trades to be completed. Want a slightly different design? What is the minimum height for a Loft Conversion?

The minimum height required for a standard loft conversion is 2.1 metres from the floor joist to the highest point in your existing roof. If your loft is lower than this we may be able to install a drop landing or carry out a roof raise conversion.

Do I need to employ a project manager?

We offer a complete service, working as your project manager so no need to employ anyone extra. We manage every aspect of the work including the architect, structural engineer, building control, groundworks, scaffolding, waste removal, carpentry, steelwork, electrics, plumbing and heating work, brick and block laying, insulating, plasterboard and plastering; all work is carried out by fully qualified professionals. You get to choose the fun bits such as sanitary ware and tiles. We can organise painting, hard flooring and carpeting as extra meaning all you need to do is move in!

Can I get a copy of your insurance certificate?

Once you have decided to proceed with us as your builder and accepted our quotation, we are happy to email you a copy of our public liability insurance certificate.

Will we have a written contract?

Yes, we write up a full contract of work for all our customers which needs to be signed before any work can be completed. We also provide you with a Schedule of Payments prior to the work starting so you know when to expect invoices and make payment.

Will we need to move out?

Most of our clients continue living in their homes for the full build, we keep you fully updated with photos at every stage. In some cases for a loft conversion we have to move walls around on the first floor to allow for the new staircase installation, and for extensions the knock through is the dustiest part. Some clients choose to move out for a couple of days to a week when we do this (but you don’t have to!). This is the most disruptive part of the build, and we always prioritise getting it back together as quickly as possible.
